Orangeburg is the center of a regional market, which extends beyond the County boundaries and fulfills a void created between the State’s capital of Columbia (42 miles) and the port city of Charleston (70 miles).

A demographic profile of the regional market shows the population of Orangeburg at 45,000 in Metropolitan Orangeburg, 68,795 within a 15-mile radius, and 201,807 within a 30-mile radius.

From heavy manufacturing to service related facilities, the industrial base in Orangeburg County employs more than 8,200 workers in nearly 100 business operations.

The County's largest employer is Electrolux, which employs more than 2000 people in the manufacture of riding lawn tractors. Other large employers include Koyo Corporation which manufactures ball bearings and employs 570; Sara Lee Bakery employing 536; North American Container Corporation which employs 400 people in the manufacture of bulk shipping containers; and Zeus Industrial Products, makers of Teflon tubing and employing 450.

The Orangeburg Commercial Real Estate market has experienced substantial growth over the last five years.  The Major Growth Areas include:

North Road (Highway 178) which is home to WalMart SuperCenter, Lowes, Ryan’s Steakhouse, IHOP, Zaxby’s, Prince of Orange Mall, Applebee’s and various strip centers;

St. Matthews Road which is home to The Village Medical Office Park, Grove Park Village, The Hillcrest Center, Department of Mental Health Facility, Electrolux Distribution Center and other retail/office buildings;

Highway 601 & I-26 Interchange, which is home to Fatz Café, Cracker Barrel, Ruby Tuesday’s, Carolina Regional Park and various restaurants and motels; 

Highway 301 North & I-26 Interchange, which is home to Orangeburg City/County Industrial Park, Shamrock Commercial Industrial Development, Waffle House, Days Inn, Love’s Petroleum Center and various Convenience Stores.

Orangeburg has also experienced substantial growth in the Multi-Family market with the addition of Willington Lakes and numerous other Multi-Family Complexes.
